The site for this private holiday house on South Stradbroke Island presented numerous construction challenges that required a high level of logistical and process-driven project management solutions.
- Limited access to the island site meant that all materials had to be ordered well in advance and deliveries timed precisely. The environmental impact of the construction process had to be reduced where possible – for example a delivery ramp (from barge to beach) was purpose built to prevent erosion and removed at project completion
- RAC had to address issues of extremely sandy soil and high groundwater. In response to these issues, foundations had to be retained to prevent movement; pipework was tied to prevent floating; and extreme care had to be taken to avoid groundwater contamination
- RAC worked closely with the architect to design and construct a unique pulley system for the window awnings that responded to the harsh beach environment and also reflected the clients’ passion for sailing
- Demolition of existing house on the site and open fireplace from original house was re-constructed
- Precise management required and RAC worked closely with Boral to navigate the logistics of pouring concrete with delayed batch times
- Entire house designed on concrete hobs to deal with termite management and issues of sand
- On-site sewerage system was installed and a solar system was also installed making the house electrically self-sufficient
From planning to execution the South Stradbroke House required an extremely high level of attention to detail and remains a source of pride for RAC in our residential portfolio.
