The 2,600m² factory floor incorporates three 10-tonne and one 5-tonne overhead gantry cranes, plus 500m² of office and amenities over two levels and 3000m² of external heavy duty hardstand and was delivered on time and under budget.
The irregular shape of the block was a challenge for design as it wraps part way around the cul-de-sac, with critical setbacks limiting the shape of possible structures. RAC worked closely with Logan City Council during the development application to achieve the best possible utilization of the site
The floorplan was specifically designed to allow semi- trailer drive through access for loading and unloading within the factory – factory productivity and safety was significantly improved by not needing to reverse or maneuver the trucks
Worker comfort was a high priority for our client – the building incorporates a lantern-like vent ridge to manage maximum air flow and light. This passive system significantly reduces the reliance on the mechanical ventilation and lighting systems. The roof pitch was increased to draw air from the lower louver system to the ridge vent providing a cool working environment. Large roof overhang has aided in reduced solar radiation
The integration of the office component as an integral part of the building form is deliberate to avoid a jarring tack-on appearance common in offices that adjoin factories
RAC identified the need for the reduction of sound and vibrations transferred into the office space from the factory floor after visiting the client’s previous facility. A second layer of tilt panel was introduced to create a void between factory and office as well as support the suspended slabs for the second floor office and reception
